Mortgage Terminology for Closing Cost

These additional costs typically make up about five to six percent of the purchase price. Examples of closing costs include loan processing costs.  Title insurance, mortgage insurance, and transfer tax.  As a Buyer,  funds will be escrowed for next year’s taxes. and reimbursements to the Seller. Have more questions about closing costs?  How you can have the Seller pay your closing cost? I have answers. Let’s talk.

New construction is happening in Lower Bucks County

A rumor no more. New construction begins on luxury apartments at Oxford Valley Mall in Middletown Township.

How surprised I was when I drove to the Oxford Valley Mall.  Construction has started. Clearing for 1st of 2 luxury apartment buildings have begun.  This is the beginning of a 2 year plan, for 600 plus, luxury apartments. Located at the former Wanamaker’s/Strawbridge’s/Boscov’s site at the mall in Middletown Township.

New Construction

The first apartment building will have 391 apartments. The second will have 223, according to the developer’s website.  The buildings will be four stories.

The buildings will feature a parking garage for residents. There are a number of amenities planned. There will be 8 acres of green spaces and a large central green area for residents and the public. The swimming pools, and fitness centers will be an added attraction.  The developer will included about a mile of sidewalks. This will  interconnect the development to the mall and surrounding area.  The vast majority of residence are expected to attract the young professionals or older adults.

How nice it will be to see the vacant space used again.  After such a long period of time without occupancy.  Another bonus is additional tax revenue for the township and Neshaminy School District.

It is still cheaper to buy then rent.

Are you paying more then $1800 a month for rent?  Does your current home have 4 Bedrooms and 2 full Baths?  Do you have your own yard for your  own playground?  Are you enjoying a yard to barbecue and entertain your family and friends in?  Have you established a financial investment in your future?  Another plus in home ownership is a tax deduction you won’t have living in a rental.

With the recent increase in mortgage rates many lenders have opened up new  mortgage programs with little to no money down.  You can still take advantage of no private mortgage insurance.  It has never been easier to buy a home.

The Federal Trade Commission is Protecting America’s Homeowners.

Just wanted to share this… Every homeowner who is thinking of selling their home REALLY, REALLY needs to make sure they talk with a LICENSED Real Estate Professional before putting their home on the market. Why? Because a LICENSED Agent has a legal fiduciary responsibility to protect your interests. The licensed Realtor has the skills and training to do so. It’s unfortunate that some homeowners look at real estate agents as “just salespeople”. In truth, they are the legal, ethical representative that protects your investment and interest much in the same way an attorney or CPA would.
So, if you are ever thinking of selling your home, please reach out to a licensed real estate professional. It would behoove you to get recommendations from friends or colleagues, interview a few agents, then make a wise, educated decision about getting representation for you and your family.

100% Financing for 1st time Home Buyers is back!

I got a call from my local lender about a great new 100% financing for 1st time home buyers program. Meridian Bank is introducing a 100% Financing, CRA Program for First Time Homebuyers. This is a 30 year fixed rate,  with NO mortgage insurance.  Your income can be up to $84,320. Minimum borrower contribution of $1,000. Rates can change often so make sure you give us a call and check in with Meridian on the current rate.

We haven’t seen 100% financing in well over 10 years, let alone for 1st time home buyers.  Check the attached flyer and contact me with any interest in finding out more about this new program.

The Real Estate market is starting to change and the CRA Program is a perfect example.

Marsha Hick, Realtor, will be attending the National Night Out.  Hosted by Middletown Township, in Bucks County. To be held on Tuesday, August 2nd.

National Night Out is an annual Nationwide community policing event.  Because this event promotes police-community partnerships and neighborhood camaraderie.  Families will have the opportunity to meet Middletown Township Police and participate in Police demonstrations.

Come out for a fun night of activities.  National Night Out includes: crafts, throwing a pie in the face of a local elected official.  Also basketball, jumbo yard games, and much more.  During the evening you can experience K-9 and motorcycle demos, vehicle/building tours, raffles, local businesses, firefighters, EMTs,  music, and local charities.  Once you’ve worked up an appetite, grab a bite from one of the food trucks.

About Me July 21, 2022

Putting You 1st is 2nd Nature!

Marsha Hick – REALTOR

I just want to introduce myself.  Being a full-time Realtor in Pennsylvania for the last 38 years has given me so many opportunities to be a successful woman in business and in life and I still love what I do.  Being able to help people make the most important purchase of their life and for so many, I am helping them make their dreams come true.

I am excited to start this blog.  For me, it is about having the chance to communicate with more people.  In my free time, I am at my Grandkid’s baseball, softball, or basketball games, whichever is going on.  One of my passions is gardening, but I am a gardener that knows nothing about gardening.  I am just learning as I dig and plant. Many say I am obsessed but I say I have created my own oasis.  Enjoying cooking and baking is another pleasure of mine.  I usually bake a treat for my settlements, after all, who doesn’t like chocolate!

Vegan Living!

I have been Vegan for the last 11 years and love to try new recipes. Introducing vegan food to my fearful family and friends has been a welcome challenge.  What most people don’t understand is I not only have given up animal products including dairy foods, I eat whole foods and have gotten away from fast food and processed food.  It may take more time to cook and plan a meal, but the health benefits are worth it.

Volunteering

I am a believer in volunteering and giving back to my community.  I was a Girl Scout Leader for 26 years.  Now I am helping some of my girls purchase homes.  Recently I was in Harrisburg advocating for legislation to help property owners.  I attend Pennsylvania Association of Realtors business meetings in Harrisburg 3 times a year.  this year I am on the Diversity, Equity, Inclusion, DEI Committee. I am serving my second 3-year term on the Board of Bucks County Association of Realtors.  I am on several committees, including DEI, Education, and RPAC.

Education

In 2016 I received my CRS designation and became part of The Residential Real Estate Specialist Council now called RRC.  I am very pleased to announce in my completion of the C2EX Realtors Commitment to Excellence offered by the National Association of Realtors.  My goals for myself are to continue learning and being better at whatever my current undertaking is.

Comments and discussions are much appreciated in my posts.  I look forward to sharing more of my love for gardening, food, and Real Estate experiences.
